REASONS TO INVEST

Investing in Dubai is worthwhile! Over time it generates very high revenues!

Today Dubai is in a very important place in the global economy. It has an incredible futuristic vision, where innovations are at the forefront and where investing becomes very interesting.

Dubai is a key location for different types of financial services worldwide, hosting the main banking sector in the MEASA area (the region of the Middle East, Africa, and South Asia), thus making the city a magnet for investments in the sector and also because it has greater connectivity with other international shopping centers in Europe and America.

Do you know why it is convenient to invest in real estate in Dubai? The cost/benefit ratio is very advantageous!

An investment in Dubai is surely interesting, you get very good rental income; hardly ever below 7%. Furthermore, the purchase prices today are very low.

Incredible right? We can say that Dubai is the metropolis with the most convenient prices in the world!

TAXATION

Dubai is in continuous evolution, it is always active, criminality and taxation rates are at 0%; at a geopolitical level the area is very stable, and you need few hours to start a new company, all this makes this city one of the main centers in the world for the number of banking transactions.

It is just as easy to buy a house with deferred payments, even in 24/36 months, with the possibility of a mortgage from the local bank up to 80% of the value of the property. Furthermore, as there are no residential taxes, the convenience is in investing, immediately putting an income. In the case of a loan, the lease is always lower than the annuity, ensuring a continuous profit for the investor.

In a few words, the municipal property tax is paid by the owners for commercial properties (2.5% of the annual rental value), while for residential properties the tax is paid by the tenants (5% of the annual rental value).

Thanks to the approval of the real estate law of 2002, even foreigners have the right to buy, sell and rent properties in Dubai with no particular authorizations. As 70% of the population is composed of ex-pats, the purchase of property from foreigners is now widespread.

Buying a house represents a great investment for the future. If you want to live or only invest in a property in Dubai, the simplified fiscal system is the first advantage of purchasing property in this city.

When you buy a property in Dubai, you have to pay a one-time cadastral tax which corresponds to 4% of the purchase price of the property. In theory, half of the commission is paid by the buyer and half by the seller. In practice, very often this commission is entirely paid by the buyer. The tax must be paid to the municipal office on the day of the transfer of ownership of the property.

Apart from the above, there are no other taxes on property in Dubai, not even for renting your house.

That’s right: buying property in Dubai is a winning investment!

THE BANKING SYSTEM

The first thing you need to know before purchasing a property in Dubai is how the banking system works and how to open a bank account.

When you decide to purchase a property as an investor even if you are not a resident in the Emirates, you have the possibility of opening a bank account both with local banks and with international banks. In Dubai, you will find solid local banks and also important international banks where you can open current accounts (to find out the best banks you can request advice by clicking on “TRUST US”)

To be an investor it is important to have a bank account at a local bank, thanks to it you will be able to deposit and withdraw money such as depositing rents or paying condominium fees in the local currency.

A very interesting feature of the middle eastern banking system is that, unless you are a Muslim, you probably won’t have anything to do with the Islamic system which forbids both usury and the imposition of interest. All capital is centralized under a unique bank and these resources are used in a second moment to finance construction projects or other investments. The profits stemming from these investments are shared among savers proportionally to the capital paid into the bank's coffers. Being a foreigner, you will probably open a normal current or deposit account at one of the many international banks in the area. The management costs are fairly low, and they grant loans on competitive terms (the banks aim to acquire new customers, so it is quite easy to obtain loans).

Dubai’s banking system is highly automatized and can compete with those of the most advanced countries; it is sufficient to think that the credit card giants Visa and MasterCard are also based in Dubai. Bank yields on equities in the MEASA region (the Middle East, Africa, and South Asia region) are on average 50% higher than in Europe and the United States, and the average margin on key financial products is 33% above the global average. The combined market in the MEASA region has grown three times faster than developed markets over the past 20 years and is expected to grow by 4.6% annually over the next five years.
